Following work on Beeston Park Phase 1, URBED were appointed by AECOM on behalf of TOWN and U+I to take forward Beeston Park Phase 2 & 3. In a model, similar to Phase 1, that could help to bring forward more sites for housing forward where U+I will act as master developers by unlocking the site through the delivery of the primary roads and SUDS system.

Phase 2 & 3 completes the wider Beeston Park development designed by Paul Murrain and builds upon the foundations set out within the Outline Planning Application and Design Code. Working alongside Civic Engineers and AECOM, URBED has been able to help review and refresh the masterplan and also assist with the HIF application.

The scheme, for around 2,800 homes is based around a market square connected through a permeable network of streets and a number of neighbourhoods linked through green spaces that give character and identity. A new green orbital route provides a walking and cycling priority link to the neighbourhoods, the local primary school and the civic public realm of the market square.

A series of shared spaces have been introduced at key junctions along the primary route to reduce traffic flows as well as easy pedestrian and cycle crossing. A segregated cycle route is also provided on the two key primary roads serving Phase 2 and 3. SUDS are integrated throughout the site, at primary, secondary and tertiary street level as well.

The scheme has received support and positive feedback at its first pre-app meeting.
